What exactly is included in your referencing process?
Our referencing is comprehensive. We conduct a credit check to identify any history of CCJs or insolvency, verify employment and income to ensure the rent is affordable (typically requiring a gross income of 2.5x the annual rent), and obtain a reference from their previous landlord to confirm they have a good track record of paying on time and looking after the property.
What happens if a tenant fails the credit or affordability check?
We will provide you with a detailed report on the findings. If an applicant doesn't meet the threshold, we can advise on whether a guarantor might be an option or if it’s best to move on to the next applicant. You always have the final say on who moves into your property.
What happens if an applicant needs a guarantor?
If an applicant has a great profile but falls slightly short on the affordability ratio (for example, a student or someone starting a new job), we can facilitate a guarantor application. We put the guarantor through the same rigorous referencing process to ensure they have the financial means to cover the rent if the tenant cannot.
What documents will I receive at the end of the process?
We provide you with a digital Tenancy Pack. This includes the signed Tenancy Agreement, the completed referencing reports, proof of Right to Rent checks, and a copy of the "How to Rent" guide served to the tenant. This pack ensures you have everything you need to manage the tenancy legally from day one.
Who provides the inventory and handles the keys?
With this package, the landlord usually provides the inventory and meets the tenant for the physical key handover. This is the perfect time for you to show the tenant how the boiler works, where the meters are, and to establish a positive relationship from the start.
Can you help with Gas Safety and EPCs before the tenant moves in?
Absolutely. A tenancy cannot legally begin without a valid Gas Safety Certificate and an EPC (rated E or above). If yours have expired, we can arrange for our trusted contractors to carry out these inspections and provide the certificates before the move-in date (additional fees apply).
What if the tenant doesn't pay their second month’s rent?
Once we hand over the tenancy, the ongoing rent collection is your responsibility. However, because we have carried out rigorous affordability checks, the risk is significantly minimised. If you would like extra protection, ask us about Rent Guarantee Insurance, which can be added at the start of the tenancy for total peace of mind.
