If a repair is needed, we instruct one of our vetted contractors. You are kept informed via your monthly statements, and for larger repairs, we will always contact you for approval first.
Do you have an emergency "out of hours" service?
Yes. We provide tenants with an emergency contact number for issues that occur outside of office hours (such as a major leak or total heating failure). We act quickly to protect your property and ensure the tenant is safe, preventing small emergencies from becoming costly disasters.
Can I use my own preferred contractors?
Absolutely. While we have a network of trusted tradespeople who give us competitive rates, we are happy to add your preferred plumber or electrician to our system, provided they meet the necessary insurance and professional certification requirements.
When will I receive my rent each month?
We aim for maximum efficiency. Once the tenant pays the rent and the funds have cleared in our secure client account, we deduct our management fee and any authorized maintenance costs. The remaining balance is then transferred to your bank account, usually within 3-5 working days.
What happens if the tenant falls into rent arrears?
Our system flags a late payment the very next day. We have a strict "chase" procedure involving immediate phone calls, emails, and formal letters. Because we act instantly, we can usually resolve issues before they escalate. If a tenant continues to fail to pay, we advise you on the legal steps (such as serving a Section 8 notice).

How do you keep my property legally compliant?
Lettings legislation is complex and changes often. We manage the "Compliance Diary" for your property, automatically arranging annual Gas Safety checks, EICR renewals (every 5 years), and ensuring Smoke and Carbon Monoxide alarms are tested at the start of every tenancy.
Who handles the deposit at the end of the tenancy?
Under Full Management, we handle the "Check-Out" process. We compare the property’s condition against the original inventory. If there are damages beyond fair wear and tear, we negotiate the deductions with the tenant on your behalf. If an agreement can’t be reached, we manage the evidence submission to the protection scheme's dispute service.
Do you handle the eviction process if I want my property back?
Yes. If you decide you want to move back into the property or sell it, we manage the serving of the correct legal notices to ensure the process is handled professionally and legally.
Do I ever have to speak to the tenant?
Only if you want to! Most of our "Fully Managed" clients prefer us to be the sole point of contact. This maintains a professional distance and ensures that all requests are logged and handled through the proper channels.
What happens when a tenant decides to move out?
