Partner Contractor Job Description

Ether Property Lettings is seeking experienced Joiners to join our preferred supplier list. You will be our specialist for all timber-related maintenance. From hanging fire doors and fitting kitchens to replacing skirting boards and repairing timber sash windows, we need partners who can handle second-fix joinery with precision. If you are qualified, equipped with the right tools, and work cleanly in tenanted homes, we want to hear from you.

 

Key Responsibilities:

  • Door Maintenance: Hanging internal and external doors, installing fire doors (intumescent strips/closers), and easing sticking doors.

  • Kitchen Repairs: Repairing cabinets, replacing water-damaged worktops, fitting kickboards, and adjusting hinges/runners.

  • Second Fix Joinery: Installing or replacing skirting boards, architraves, picture rails, and boxing-in pipework.

  • Structural Repairs: Repairing floorboards, joists, and staircases/banisters.

  • Hard Flooring: Installation of laminate, engineered wood, or solid wood flooring (strictly wood products only).

  • Timber Windows: Re-cording sash windows and repairing rotten timber frames/sills.

  • Security: Emergency boarding-up of broken windows/doors using OSB/Ply.

What We Are Looking For:

  • Qualified: NVQ Level 2/3 in Wood Occupations / Carpentry & Joinery (or time-served equivalent).

  • Experienced: Proven experience.

  • Equipped: Must have own van and full range of power tools (chop saw, jigsaw, routers, planers) and dust extraction equipment.

  • Tidy: Woodwork creates dust; we require partners who vacuum and clean up thoroughly after every job.

  • Versatile: Able to handle fine finish work as well as structural repairs.

  • Qualification Certificates: NVQ Level 2/3 or City & Guilds in Carpentry & Joinery.

  • Public Liability Insurance: Certificate of Currency (minimum cover of £2 million).

  • Asbestos Awareness: (Preferred).

  • Waste Carrier Licence: (Required for disposing of old timber, kitchen units, or sawdust).

  • Photo ID: Driving Licence or Passport.

  • Standard Rate Card: A simple list of costs (e.g., Hourly labour rate, day rate, fixed price for hanging a standard internal door, fixed price per meter for skirting).

Business & Payment Details:

  • Company Letterhead: Showing your trading address and contact numbers.

  • UTR Number / Company Registration Number: For tax verification purposes.

  • Bank Details: Sort Code and Account Number for payments.

  • VAT Certificate: (If VAT registered).
