Names of All Occupiers: To be legally robust, every adult living at the property must be named on the agreement. This ensures “Joint and Several Liability,” meaning all tenants are equally responsible for rent and damages.
The “Address for Service”: By law, tenants must be provided with a physical address in England or Wales where they can send legal notices to the landlord.
Utilities & Outgoings: We clarify exactly which party is responsible for Council Tax, water, gas, electricity, and broadband to prevent future disputes.
Prohibitions & Restrictions: Details regarding smoking, pets, or sub-letting. If you have specific “House Rules” or “Head Lease” requirements (common in flats/apartments), they are included here.
Inventory and Schedule of Condition – A reminder that while the AST is the legal framework, it should always be used in conjunction with a signed Inventory and Schedule of Condition (which we can reference in the contract)
