Are you a Content Creator looking for a bigger stage?
We aren’t looking for someone to just hide behind a scheduling tool and post stock graphics. We are looking for a storyteller, a personality, and a strategist to become the digital “face” of our lettings agency and our national ‘Aspire’ project.
The Mission: We have two goals. First, to make our lettings agency the most visible and trusted in Liverpool. Second, spearhead the social launch of our ‘Aspire’ project—a national initiative designed to empower, educate, and train the next generation of landlords through our exclusive courses.
Who You Are: You might currently be an influencer, a UGC creator, or a social media manager who is tired of being behind the scenes. You are comfortable on camera, obsessed with video trends (TikTok/Reels), and understand that views mean nothing without conversion.
What You’ll Be Doing:
Being the Talent: Presenting high-energy property walkthroughs, hosting Q&As, and interviewing industry experts on camera.
Selling the Dream (Educating): Creating compelling content that demystifies property investment, driving traffic to our ‘Aspire’ landlord training courses.
Building Community: Turning followers into fans, and fans into clients across Instagram, TikTok, LinkedIn, and YouTube.

Main Purpose of the Role: To act as the primary content creator and strategic lead for the company’s social presence. You will drive lead generation for the lettings agency while simultaneously executing a national content marketing strategy to sell courses and training for the ‘Aspire’ project aimed at new landlords.
Key Responsibilities: Content Creation (The “Creator” Role)
Video First: Filming and editing high-quality, vertical video content (Reels, TikTok, Shorts) daily. This includes property tours, educational snippets, team behind-the-scenes, and trend-reactive content.
On-Camera Presentation: Being the confident “face” of the brand for regular video updates, livestreams, and interviews.
Aspire Project Promotion: Developing creative content that highlights the benefits of our landlord training courses, using testimonials, snippets of course material, and “how-to” hooks to drive sign-ups.
Graphic Design: Creating aesthetic visuals for Stories, carousels, and LinkedIn posts using tools like Canva or Adobe Creative Suite.
Key Responsibilities: Strategy & Growth (The “Strategist” Role)
Dual-Funnel Strategy: Developing distinct content pillars for two audiences: local tenants/existing landlords (Agency side) and aspiring national investors (Aspire Project side).
Campaign execution: Planning and executing launch campaigns for new ‘Aspire’ course dates or cohorts.
Community Management: Actively engaging with our audience, responding to DMs, fostering a community among aspiring landlords, and identifying hot leads for the sales team.
Analytics & Reporting: Moving beyond “vanity metrics” (likes) to report on ROI—specifically tracking how social content contributes to agency valuations and course enrolments.
Person Specification
Essential
A Portfolio: Evidence of creating engaging short-form video content (TikTok/Reels) that has generated views and engagement. (This could be a personal channel or for a previous brand).
On-Camera Confidence: Charismatic, articulate, and comfortable presenting to a lens. You must be able to “hold the room” digitally.
Video Editing Skills: Speed and proficiency in native app editors (TikTok/IG) and external apps like CapCut, or similar.
Understanding Sales Funnels: You understand the difference between awareness content (a funny Reel) and conversion content (selling a course slot), and how to move people between the two.
Social Fluency: A deep understanding of current trends, audios, and platform algorithms across TikTok, Instagram, and LinkedIn.
Desirable
Existing Audience: An established personal brand or following in a relevant niche (lifestyle, finance, property, business).
Experience Selling Digital Products: Previous experience marketing courses, webinars, or digital downloads.
Property Interest: A genuine interest in the housing market and helping people achieve financial goals through property.
