Finding your home and the application process

The journey to your new home begins with a viewing of one of our available properties. Following the viewing, interested parties must complete and submit an application form before the specified deadline. If your application is successful at this initial stage, you will be invited to submit a holding deposit to reserve the property. Please note that at this stage, no formal tenancy agreement has been created; all applications are "subject to contract" until the final agreement is signed by all parties.

Holding deposit information

The specific amount for the holding deposit will be confirmed during your viewing. If you proceed, this amount is deducted from your total security deposit, reducing the final balance due before move-in. It is important to note that the holding deposit is non-refundable under certain circumstances (such as providing misleading information or withdrawing from the process). We strongly advise all prospective tenants to review the EPL Holding Deposit Guide and associated paperwork provided prior to making a payment.

Referencing checks

To maintain the high standards of our community, all applicants undergo a thorough vetting process focusing on credit and affordability. While Ether Property Lettings conducts initial "soft" checks—such as contacting previous landlords and employers listed on your application—the formal credit and affordability section is managed by an independent third-party specialist. All referencing is conducted under the EPL Quality Standard framework to ensure the highest level of integrity and fairness.

Tenancy agreement and move-in day information

Most of our tenancies are Assured Periodic Tenancies (APTs). On your move-in day, you will receive your keys along with a comprehensive "Welcome Pack" containing your tenancy agreement and other essential safety documentation. A formal inventory check will be conducted to record the property's condition. You will also be provided with an EPL Move-in Checklist to complete and return to your dedicated Property Manager, ensuring total peace of mind that everything in your new home is in order.

What happens to my security deposit?

Your security deposit is protected in a government-approved tenancy deposit scheme (TDS). You will receive prescribed information confirming where your money is held within 30 days of payment.

How do I report repairs once I have moved in?

All maintenance requests should be logged through our online portal or reported directly to your Property Manager. For out-of-hours emergencies, please refer to the emergency contact list provided in your EPL Welcome Pack.
